Radon Mitigation in Briargate, CO
Briargate covers much of the north side of Colorado Springs, developed as a master-planned community from the 1980s onward and built out steadily through the 2000s. It is one of the more uniform housing markets in the county, which makes radon work here comparatively predictable.
The defining feature is the full basement, and more specifically the finished full basement. Briargate homes were built for families and a large majority have finished lower levels containing bedrooms, family rooms and home offices. That is living space at exactly the depth where radon concentrates, and it changes the calculation: a reading of 5 pCi/L in an unfinished storage basement is a different exposure question from the same reading in a basement bedroom a teenager sleeps in every night.
Finished basements also drive the install cost. A mitigator working in an unfinished basement can run pipe along open joists and cut a suction point wherever the diagnostics point. In a finished lower level, the clean path often runs through a closet, a mechanical room, or up an exterior wall, and drywall repair or a soffit may be involved. Get the routing discussed explicitly before work starts rather than discovering it afterward.
The ground beneath is the same northern-county material that produces elevated readings throughout this part of the metro, and the neighborhood's elevation and tight modern building envelopes both work against you in winter.
Nearly all of Briargate falls under active HOAs with architectural review, and several have specific provisions about exterior pipe and fan placement on visible elevations. Some effectively require interior routing or rear-elevation placement. Check the covenants before an installer commits to a route.
Work here permits through the Pikes Peak Regional Building Department.
